Almost Every Cleanup Falls Into One of Three Patterns
Foreclosure, REO & Pre-Listing
The lender, asset manager, or realtor needs the property market-ready inside a tight window. Months vacant, unrecognizable yard, sometimes abandoned belongings inside. Polk Services clears the lot, hauls interior junk, deals with the debris field, and leaves a presentable property. Volume pricing for preservation companies and realtors.
Overgrown & Long-Vacant Lots
Central Florida overgrowth is fast — a manicured lot goes wild in months. Snowbird returns, out-of-state inheritances, tenant walkouts, or a corner that got away. Polk Services handles the overgrowth, hauls the debris, grades the ruts, and leaves the property mowable again.
Post-Storm & Hurricane Aftermath
Polk Services ran residential and commercial cleanup across Polk County after Hurricane Milton — storm debris, downed trees, damaged fences, roof debris, flood-damaged furniture. No surge pricing. If a structure took real damage, it can be demoed and removed as part of the same job.

From Call to Clean, Start to Finish
Call, text, or fill out the estimate form
Reach Donny directly at (863) 344-5806 or the estimate form. During hours (7 AM–7 PM every day) you talk to the owner, not a call center. Text is welcome — many customers send property photos in the same thread.
Free estimate — walk-through or photo quote
For standard cleanups Donny walks the property with you (30–60 minutes). For post-storm, heavy-material, or out-of-state jobs, text pictures and he’ll quote from the photos. Photo quotes are almost always as accurate as on-site.
Verbal quote plus a texted written quote
Every cleanup is priced twice — verbal on-site, then written by text before work starts. No add-ons at the truck. If scope changes mid-job, Polk Services stops, discusses it, and re-quotes before continuing.
Scheduling — same day or next day
Most standard cleanups start within 24 to 72 hours of the accepted quote. Larger multi-day jobs are slotted by equipment availability. Safety-related storm issues get priority during hurricane season.
Text 30 minutes before we arrive
You get a text 30 minutes before the truck rolls up — no four-hour windows. Can’t be on-site? Leave the gate open and Polk Services runs the job, then walks it with you by phone or photo.
Walk the property & rake-clean before we leave
The last 15 minutes is a walk-through with you (or by phone/photo) and a rake-clean of the work area. If something’s off, it’s handled before the truck leaves — not after you call back.
Pricing, Scope & What’s Included
Standard Minimums
$300 minimum for the first 4 cubic yards of standard debris (household junk, general trash, brush, yard waste, boxes, furniture, appliances). $500 for the first 4 cubic yards of heavy material (dirt, concrete, construction debris). $150 for a single-item pickup.
Equipment Hourly Rate
The $300 skid-steer minimum covers 1–2 hours of machine work. Beyond that, the Kubota mini skid steer or full-size Cat runs at $100 per additional hour — disclosed in the written quote before work starts.
Bundle Pricing
Combining a cleanup with a stump grind, fence removal, gravel driveway, or concrete demo brings the total below booking each separately. Ask on the estimate call and Donny will quote the bundle.
Realtor & Property-Manager Volume
For agents handling multiple foreclosure or pre-listing cleanups, preservation companies, and property managers running turnovers, volume pricing is quoted case-by-case.
Payment Terms
Cash, check, credit/debit, Venmo, Zelle, and Cash App. A 3.7% processing fee applies to card and electronic payments; cash and check have no fee. Net 15 available for commercial and GC accounts on approval.

Seven Technical Details That Separate a Polk Services Cleanup From a Cheaper Version
What 4 PSI Ground Pressure Means
A full-size skid steer runs 5–8 psi — enough to rut wet sand. The Kubota SCL1000 runs 4 psi, the difference between a clean job and a sod-repair callback. It’s the default; the Cat rolls in only when lift capacity demands it.
Why 36-Inch Gate Access Matters
A standard side gate is 36 inches; most full-size machines are 60+. The Kubota fits through and still lifts 1,000+ lbs inside the backyard — the entire brand differentiator on residential work.
When Cleanup Should Include Grading
About one in three cleanups leaves ruts or low spots. Polk Services quotes a small grading pass into the bundle when needed — 45 extra minutes that saves a second callout for standing water six weeks later.
Post-Storm Debris Separation
During FEMA-eligible windows, Polk County offers free pickup — but only for separated, spec-compliant vegetation and storm building materials. Polk Services separates as it hauls so eligible debris stays curbside and you save.
Interior + Exterior Sequencing
Clear the exterior debris field first for truck access, bring interior contents out the shortest path, then finish exterior grading and rake-clean. Wrong sequence tracks dust through the yard and adds hours.
Mini Skid Steer vs Full-Size Cat
Kubota for anything inside a gate, on a lawn, or near irrigation and pavers; Cat for open lot clearing, heavier fill, and bigger stump loads. Most cleanups use both — Kubota for finish, Cat for bulk.
Verbal + Texted Quote Workflow
Most disputes come from "I heard X, you heard Y." Every quote is verbal on-site plus texted in writing before work starts; scope changes get re-quoted, never surprise-billed after the fact.
