Reclaim the Bay, Selling the House, or Workshop Accumulation
Reclaim the Vehicle Bay
The most common call. You bought the house to park in the garage, but after five to ten years of storage the vehicle lives in the driveway and the garage became the room where nothing ever leaves. Polk Services clears the whole space — bay first, then workshop, then wall-hung and ceiling storage — and leaves the bay ready to drive back into that evening.
Selling the House
The agent scheduled photography and the open house is Saturday. A stuffed garage reads as “not enough storage” in the listing photos. Polk Services runs pre-listing garage cleanouts within 24–72 hours of the accepted quote, with a written quote before work starts. Volume pricing for realtors handling multiple turnovers.
Workshop or Tool Accumulation
This runs deeper — an inherited father’s workshop with 40 years of tools, a retiree closing a hobby shop, a family transition leaving specialty equipment to sort and evaluate. Polk Services runs workshop-scope cleanouts sorting-first, hauling-second: you set aside what you want to keep or sell, and everything else is hauled.

Our Process, Start to Finish
Call, text, or fill out the estimate form
Reach Donny directly at (863) 344-5806. Text is welcome and often faster — most garage cleanouts price from three or four clear photos of the space. Include shots from different angles and any specific items you want removed.
Free estimate — photo quote or walk-through
For a standard vehicle-bay reclaim or moderate workshop cleanout, photos are almost always fast enough. For a large workshop with specialized equipment, an on-site walk-through prices the sorting scope accurately. Either way, the estimate is free.
Sorting pass before hauling (if you want it)
Some cleanouts include a sorting pass — you walk the space with Donny (or do a text-thread photo review) and flag anything to keep, sell separately, or donate. Tools with real value and attic heirlooms get set aside. Once sorting is done, hauling starts.
Verbal + texted written quote — all-inclusive
Every cleanout is priced twice. The written quote is all-inclusive: labor, hauling, disposal, freon appliance handling if applicable, and any specialty facility fees quoted upfront, so there are no surprises on the invoice.
Text 30 minutes before we arrive
You get a text 30 minutes before the truck rolls up — no four-hour windows. If you can’t be on-site, share the side-door or roll-up-key location in the text thread and Polk Services runs the pickup unattended, confirming completion by photo.
Walk-through & broom-clean the floor
The last five minutes is a walk-through with you (or by photo) and a broom-clean of the concrete floor — swept out so you can walk it barefoot without stepping on debris. Any scuff or oil mark gets flagged before the crew leaves, so it’s on the record.
Pricing, Specialty Fees & Bundles
Tiered Minimums
$300 minimum for the first 4 cubic yards of standard garage contents (mixed household, workshop items, storage boxes). $500 minimum if the load includes heavy material — dense workshop tools, concrete pieces, dense metal shop equipment. Whole-garage cleanouts quoted per project with a written all-inclusive number.
Specialty Fees, Quoted Upfront
Garage refrigerators (working or not) require EPA-compliant freon disposal. Air compressor tanks, propane tanks, and pressurized vessels have specific disposal rules. All specialty fees are quoted as line items on the written quote before work starts.
Realtor & Pre-Listing Volume Pricing
For agents handling multiple pre-listing garage cleanouts, Polk Services quotes volume pricing case-by-case. Ask about the portfolio and the recurring workflow on the estimate call.
Bundle Pricing
Combining a garage cleanout with household junk removal, an exterior yard cleanup, or concrete demolition of an old workshop pad brings the total below what separate contractors would charge. Ask on the estimate call.
Payment Terms
Cash, check, credit/debit, Venmo, Zelle, and Cash App (3.7% fee on card/electronic; cash and check free). Payment on completion for standard cleanouts; larger whole-workshop jobs may require 20–50% down.

Seven Details That Separate a Polk Services Garage Cleanout
Bay → Workshop → Wall/Ceiling Sequence
Vehicle bay first to clear the largest staging space, workshop (bench, tools, equipment) second, wall-hung and ceiling storage last once floor space is clear, attic-over-garage at the very end. Wrong sequence doubles crew time.
Kubota Inside the Garage
The 36-inch machine fits a side entry or partially open roll-up; on concrete, 4 psi isn’t a rutting concern — it’s about no oil or hydraulic marks. Used for heavy equipment, compressors, and appliances; smaller items are hand-crewed.
Concrete Floor Protection
Older floors have hairline cracks that widen under point loads. Polk Services rolls equipment carefully, uses distribution pads under jacks, and never drags across concrete — critical for garages about to be shown to buyers.
Sorting for Donation & Resale
Working power tools, quality hand tools, and compressors often have real donation or resale value. Polk Services flags them at the walk-through — keep, sell, donate, or haul — reducing landfill volume and often the customer’s cost.
Household Hazardous ID
Garages surface paint, chemicals, batteries, propane, mercury items, and ammunition more than any job. Polk Services sorts these out, advises the disposal route, and never hauls anything requiring licensed handling.
Attic-Over-Garage Access
Older garages have pull-down attic ladders in variable shape and limited flooring. Polk Services brings a second person when access requires it — one handing down, one receiving — safer, faster, no damage to ladder or floor.
Final Broom-Sweep & Inspection
The last five minutes sweep the concrete and visually inspect for any crew-caused damage. Sweep-out only — the floor leaves walkable barefoot — and any scuff or mark gets flagged to the customer before the crew leaves, on the record.
