Seasonal Catch-Up, Pre-Event Prep, or Commercial Scale
Seasonal Catch-Up
The single most common yard-cleanup call. The homeowner kept up with mowing but let the beds, hedges, and back corners go — vines on the fence, brush piled behind the shed, seasonal accumulation along the driveway, dead branches from summer storms. Polk Services runs a full-scope catch-up in a single window: clear the accumulation, haul the brush, tidy the beds, and leave the yard mowable again.
Pre-Event Yard Prep
A specific date is on the calendar and the yard must look right by then — listing photos next Tuesday, family flying in for the holidays, an open house Saturday, a backyard party. Polk Services runs pre-event prep within the timeline, on the same rate card, with priority scheduling when the calendar allows. The result is a yard that photographs well and reads clean during the event.
Commercial Property Maintenance
The scope shifts on commercial properties — vacant lots between tenants, office parks with landscape beds, storage facilities with fence-line brush, HOA common areas. Polk Services has run yard cleanups on commercial properties up to and beyond 20 acres, where the Cat full-size skid steer earns its keep. Property managers and HOAs can call for recurring-maintenance pricing.

Our Process, Start to Finish
Call, Text, or Fill Out the Estimate Form
Reach Donny directly at (863) 344-5806. During hours (7 AM to 7 PM every day) you talk to the owner. Text is welcome — most yard-cleanup jobs get a quick read from photos before an on-site visit ever happens.
Free Estimate — On-Site or Photo-Based
For a standard residential yard cleanup, Donny walks the property with you or reviews photos you texted. For commercial and multi-acre jobs, on-site is usually required to quote accurately. Either way the estimate is free, and the walk-through takes 30 minutes to an hour.
Verbal + Texted Written Quote Before Work Starts
Every yard cleanup is priced twice — verbal on-site, then written by text. The written quote is all-inclusive: labor, equipment time, hauling, and disposal. If scope grows once we start (a brush pile behind the shed, an added area), Polk Services stops and re-quotes before continuing.
Scheduling — Same-Day or Next-Day Estimates
Most standard residential yard cleanups start within 24 to 72 hours of the accepted quote. Pre-event jobs get priority scheduling when the calendar allows. Commercial and multi-acre jobs are slotted by equipment availability and estimated duration.
Text 30 Minutes Before We Arrive
You get a text 30 minutes before the truck rolls up — no four-hour windows, no sitting home waiting. If you cannot be on-site, leave the gate open and Polk Services runs the job, then confirms completion by photo.
Walk the Property Together & Rake-Clean
The last 15 minutes of every yard cleanup is a walk-through with you on-site (or by phone/photo) and a rake-clean of the work area. The yard leaves in the condition you agreed to in writing — not one leaf pile short.
Pricing, Recurring Rates & Bundles
Standard Minimums
$300 minimum for the first 4 cubic yards of yard debris (brush, leaves, sticks, cleared landscape material, dead sod). $500 minimum for the first 4 cubic yards of heavy material (dirt, rock, cleared driveway aggregate). Commercial and multi-acre yard cleanups are quoted per project with a written all-inclusive number before work starts.
Recurring Maintenance Pricing
For customers who want ongoing yard maintenance — quarterly, seasonally, or a custom cadence — Polk Services quotes a recurring rate below the single-visit standard. The recurring rate assumes a standardized scope on each visit and is locked in the initial written quote.
Bundle Pricing
Combining a yard cleanup with stump grinding, landscape removal, brush-pile haul-off, or a gravel driveway install brings the total below what separate contractors would charge. Ask on the estimate call and Donny will structure the bundle.
Commercial & HOA Volume Pricing
For property management companies, HOAs, and commercial owners handling multiple yard cleanups across a portfolio, Polk Services quotes volume pricing case-by-case. Call to discuss the portfolio and the recurring workflow.
Payment Terms
Cash, check, credit/debit, Venmo, Zelle, and Cash App accepted. A 3.7% processing fee applies to card and electronic payments; cash and check have no fee. For commercial customers, Net 15 terms are available on approved accounts.

Seven Details That Separate a Polk Services Yard Cleanup
When Cleanup Should Include Grading
About one in three cleanups hides drainage issues under the accumulation — low spots, access ruts, settled sections. Polk Services quotes a small grading pass into the bundle when needed; 45 minutes that saves a standing-water callout six weeks later.
Wet vs Dry — Timing the Job
Near-daily June–September storms mean a wet-week cleanup ruts and mud-tracks. Polk Services suggests scheduling around a dry window when possible and defaults to the mini skid steer over the Cat on wet ground.
Palm-Frond Disposal Sorted Separately
Fronds are fibrous, process slowly, and some facilities charge a premium for them. Polk Services sorts fronds from other debris during hauling so the quote is accurate and no facility-fee surprise hits the invoice.
Invasive-Vine Disposal Care
Air potato and kudzu re-establish if disposed improperly — bulbils sprout out of a mishandled pile. Polk Services hauls invasive debris to an invasive-species-equipped facility, with any small facility fee quoted upfront.
Yard Cleanup vs Landscape Removal
Cleanup is accumulation; landscape removal is intentional rip-out of installed beds, hedges, rock, and edging. Pricing and equipment differ — Polk Services flags the scope line at the walk-through so you pay the correct rate, not the wrong one.
Multi-Acre Sequencing
On 20+ acres, sequence decides two days versus five: perimeter first (fence line, roadside, entries) so it reads clean from outside, then interior in a grid, then trouble spots, then walk-through and disposal. Wrong order doubles crew time.
Recurring Cadence Priced Right
A recurring discount only works if the per-visit scope is standardized. Polk Services quotes recurring maintenance with a specific scope-per-visit sheet so the rate stays fair both ways, with a-la-carte adds when you want an extra category.
