Selling the Home, New Item Coming In, or Clutter Overload
Selling the Home
The house is going on the market and the agent wants it staged clean — the photographer is Wednesday, the open house Saturday. Old furniture, dated appliances, and garage contents all have to be gone. Polk Services runs pre-listing removal within 24–72 hours of the accepted quote, with a written quote before work starts so there’s no last-minute surprise.
New Item Coming In
The new fridge, washer-dryer, couch, or mattress is being delivered on a specific date and the old one has to be gone before the delivery crew arrives. Polk Services runs delivery-day pickups when timing is tight — text photos of the old item, get a quote back, and schedule for the morning of delivery. Freon appliances handled with the correct EPA path.
Clutter Overload
The most common call. The garage became storage, the spare bedroom became a room-sized junk drawer, the attic has boxes going back a decade. Nothing is broken — it’s just time. Polk Services runs whole-house cleanouts one room at a time or all at once, sorting out photos, documents, and keepsakes first if you want them separated.

Our Process, Start to Finish
Call, text, or fill out the estimate form
Reach Donny directly at (863) 344-5806 — text is the fastest path to a quote, since most household jobs can be quoted from a few clear photos of the items and access. Voicemails get returned the same day (7 AM–7 PM every day).
Free estimate — photo quote or walk-through
For single items and small loads a photo quote is almost always faster and just as accurate. For whole-house cleanouts a 20-minute on-site walk-through pins down the scope. Either way, the estimate is free with no obligation.
Verbal + texted written quote — all-inclusive
Every job is priced twice. The written quote is all-inclusive: labor, hauling, disposal, and any specialty items (freon appliance disposal, mattress recycling) as separate line items, so nothing is hidden.
Scheduling — same-day & next-day when available
Priority scheduling for pre-listing jobs, appliance-delivery-day pickups, and time-sensitive situations. Standard household jobs usually start 24–72 hours after the accepted quote; whole-house cleanouts get slotted by scope.
Text 30 minutes before we arrive
You get a text 30 minutes before the truck rolls up — no four-hour windows. If you can’t be on-site, leave the items where they can be reached and Polk Services runs the pickup unattended and confirms completion by photo.
Walk-through & interior rake-clean
The last five minutes is a walk-through with you (or by photo) and a rake-clean of the interior work area — floors swept where items came out. The property leaves in the condition agreed to in writing before the crew arrived.
Pricing, Specialty Fees & Single-Item Pickups
Tiered Minimums
$150 minimum for a single-item pickup — one mattress, one carpet roll, one couch, or a few bags and boxes. $300 minimum for the first 4 cubic yards of standard household junk (furniture, appliances, boxes, mixed). Whole-house cleanouts quoted per project with a written all-inclusive number before work starts.
Specialty Disposal Fees, Quoted Upfront
Refrigerators, freezers, and window AC units carry a small freon-disposal fee at the facility. Mattresses carry a recycling fee at some Polk County facilities. Both are quoted as separate line items on the written quote before work starts — no facility-fee surprise on the invoice.
Bundle Pricing
Combining household junk removal with a garage cleanout, estate cleanout, or property cleanup brings the total below what separate contractors would charge. Ask on the estimate call and Donny will structure the bundle.
Donation Routing
Not everything is actual junk. Usable furniture, working appliances, and good clothing get flagged during the walk-through and, at your request, routed to a receiving organization instead of the landfill — which reduces volume and often reduces your cost.
Payment Terms
Cash, check, credit/debit, Venmo, Zelle, and Cash App (3.7% fee on card/electronic; cash and check free). Payment on completion for standard jobs; larger whole-house cleanouts may require 20–50% down.

Seven Details That Separate a Polk Services Household Junk Job
Whole-House Interior + Exterior Sequencing
Exterior first for clean truck access, interior back-to-front so nothing tracks through cleared rooms, attic and closets last, then a final walk-through and rake-clean. Wrong order doubles the time.
Freon Appliance Handling
Fridges, freezers, and window ACs need EPA Section 608 refrigerant recovery before disposal — the law, and facilities enforce it. Polk Services routes freon appliances properly and quotes the small facility fee upfront.
Mattress Recycling
Some county facilities charge a mattress-recycling fee rather than the standard load rate. Polk Services quotes it as a separate line item when it applies — and routes still-usable mattresses to donation at the customer’s request.
Piano, Generator & Heavy-Item Technique
Whole-house generators, pianos, and 500+ lb safes aren’t hand-crew work. Polk Services runs the Kubota or Cat for these lifts — safer for the crew and the customer’s flooring, no floor damage on the way out.
Donation-Value Identification
Not every piece is actual junk. Polk Services flags donation-worthy items at the walk-through and, if you want, coordinates delivery to a charitable organization — reducing landfill volume and often the customer’s cost.
Hazardous-Material Sorting
Cleanouts surface paint, chemicals, batteries, propane, and thermometers more than any other job. Polk Services sorts these at the walk-through, advises the correct disposal path, and never hauls anything requiring licensed remediation.
How Same-Day Actually Runs
Photos by 10 AM, written quote back within an hour, truck between noon and 4 PM with a 30-minute heads-up, walk-through, invoice by evening. It works because Donny is dispatcher, operator, and driver — no handoff chain to slow it down.
